Instructor Bio:

The BICAR and Update courses are taught by R. Edna Sexton, who has taught CE for the local board and real estate schools. She has also authored two CE courses, From Contract to Closing and the ABC’s of Mortgage Financing. Continuing to combine an active career in real estate with Continuing Education instruction, Edna brings fresh insight and relevance to her courses. 


The Pricing for Maximum Gain & Minimum Risk Course is taught by Dick Moss. Dick is a licensed broker who has been practicing Real Estate in the Triangle area since 2004. He is a member of the Sapphire Club, has been selected as Agent of the Year and as the Foundation Agent of the Year. Dick has a background in sales and marketing management and in general management and has considerable experience in pricing, negotiating and strategy development. Dick and his wife moved to the Triangle area from California and they reside in Chatham County

 

The Art of Short Sale, Seller and Short Sale Negotiations are  taught by Julia Iden, author, instructor and president of Advance Mortgage Education.  Julia is an expert in working with homeowners that are experiencing mortgage default. She has worked for a leading mortgage insurer, one of the largest mortgage investors and spent three years on site at one of the top mortgage servicing companies. During her 19 years in the business, Julia has worked with thousands of delinquent homeowners and has negotiated on over 325 properties with savings totaling more than $5,000,000.00.

Written by the North Carolina Real Estate Commission, addresses New Commission Rules, Material Facts, Licensing and Education Issues and NCAR Residential Form Changes.


Pricing for Maximum Gain & Minimum Risk
(#3030) The focus of this course is to help the agent provide his client with the precise factual information that the client needs in order to understand the importance of correct pricing. The course covers a variety of new topics, such as how to verify CMA values and evaluate the validity of comparables. It also features methods to determine the actual pricing limits for individual homes as well as the specific market time and dollar penalties for violating those limits. The course concludes with the process of guiding the client through very simple but highly effective pricing and negotiating strategies. The course is recommended for both listing agents and buyer agents.

The Broker-in-Charge Annual Review (BICAR, #2012) Written by the North Carolina Real Estate Commission, will count as an elective CE credit and the BIC will not have to complete an "elective" course. However, all BIC's still must complete the annual mandatory Real Estate Update Course which all licensees must take each year as part of their 8 hours of CE to be on active status. Topics include: Distressed Sellers, Short Sales, Foreclosures, and Broker-in-Charge Requirements.

Short Sales Negotiations, (#3039)  Our Short Sale Negotiation class will make you aware of criteria that must be met by the seller; therefore, equipping you to determine the likelihood of actually completing a short sale transaction.  We identify the documentation that will be needed such as the Hardship Letter and the Seller’s Financial Package.  What documentation agents should ask for to ensure that the short sale workout process has started?  We describe the process that must be completed, how long you could expect it to take, what is the most common short sale issue, and what you should do if you encounter it.

 

We identify lien holders that may ultimately have a say in the short sale approval as well as what they want to approve it.  We discuss the roles of the Seller, Buyer, Real Estate Agents, and Attorney play in the process.  We expose the importance of communication and that both the seller and buyer need to have realistic expectations when participating in a short sale transactions.  Last but not least, insider tips that you can pull out of your back pocket in case of emergency.  Don’t wait because our classes are selling out.
